The subject of a major feature in "A Place In The Sun" magazine, an accolade afforded only to the most noteworthy and striking of properties, Olivia enjoys a lovely rural situation close to the hamlet of Bajkini in picturesque, north-west Istria. From this wonderful location the aspect of the garden and pool area affords very impressive views over unspoilt, rolling countryside of fields and woodland across to the medieval hilltop vllage of Buje and as far as the Adriatic Sea, sparkling in the distance. On a clear day you may even glimpse Venice.

This is a substantial house bestowed with solid, contemporary dark wood furniture. From the spacious hallway a broad arch leads through to the welcoming sitting room where two plump, leather sofas attend the impressive fireplace situated in a wall of open faced, golden Istrian stone.

Colourful fabrics, original oil paintings, terracotta tiled floors and a wood beamed ceiling complete this inviting, light and airy venue.

Across the hallway a brick inlaid arch leads from the large dining room into the ample, practically shaped kitchen. From both the living and dining rooms glass doors lead onto a broad covered terrace. Running the length of the house, the terrace looks out to the pool and features an in-built barbecue, dining table and quality wicker furniture in which to relax.

Upstairs, the sleeping accommodation is equally impressive. Three en suite bedrooms, each with exposed floorboards, some open stone walls and cross holding beams supporting angled ceilings, deliver space and comfort.

Nearby Vizinada (4km) offers a couple of local restaurants, a bar and a general store for essentials. More comprehensive amenities can be found in the pretty hilltop town of Buje (22km) or in the historic coastal towns of Porec (18km) or Novigrad (20km), the latter boasting pretty pebble beaches to both its north and south.

This part of Croatia is celebrated for producing some of the country's finest wines hence the surrounding landscape is amply covered with regimented rows of vines stretching into the distance. One of Croatia's finest vineyards (Arman) is within walking distance with several other equally renowned producers just a short drive away.
