Built of the finest reclaimed Istrian stone this spacious, award-winning property enjoys the most privileged, elevated position overlooking batallions of neatly manicured grapevines and olive trees belonging to the celebrated local vintner Franc Arman. Spreading out before you from the grounds and numerous terraces is a breathtaking sweep of hills overlooking the Mirna Valley which begin at the Adriatic Sea and are punctuated by the hilltop medieval strongholds of Groznjan, Buje and Oprtalj. Unquestionably, this is quintessential Istria.

The crisp, fresh tone of this light and airy property is immediately set by the smart, duck-egg blue shutters which chaperone each window. Internally, this same colour is very attractively replicated on the kitchen unit facings and complemented still further by the terracotta tiled flooring, colour washed beamed ceilings, exposed stone walls, quality furnishings and Istrian artwork.

The splendid dining room is generously bestowed with three sets of French doors opening onto either a covered terrace or balcony, each perfectly positioned to take full advantage of the striking 180° view. In the living room a feature stone wall and raised fireplace provide most attractive focal points with two further sets of French doors opening onto a covered terrace that also feasts over the surrounding rural panorama.

A sense of space enhanced by vaulted whitewashed ceilings and wooden floorboards once again prevails upstairs where each of the three bedrooms is very attractively decorated with its own en suite bath or shower room. The principal bedroom boasts a private sun terrace looking down over the well-kept grounds and inviting pool while the glittering Adriatic, visible from various vantage points in and around Maslina, is particularly obvious from the front bedroom windows. 

Relaxing at Maslina is ease itself. This is a property where guests can easily be together and at the same time enjoy a wealth of space and options for a little quiet, solo time if required. With so many individual terraces and balconies as well as attractive lawned grounds of oleander, olive trees, rosemary and redcurrant bushes at your disposal, the dilemma will surely be choosing whether to read, snooze, drink, dine or simply sit back and do nothing more than marvel at the absorbing vista around you.

Nearby amenities include a restaurant, bar and two general stores in Vizinada (4km) with Buje, just to the north, offering a wider choice. You are also perfectly situated for easy visits to the hilltop towns of Groznjan (where the annual summer music festival attracts world famous performers), stunning Motovun and sleepy Oprtalj whose 'konoba' (restaurant) is claimed by the locals to offer some of the freshest and best prepared truffle dishes in the area.  

The pebble beaches, crystal clear waters and excellent seafront restaurants of Novigrad and Porec are each, invitingly within a 30 minute drive while the recently opened toll road brings the rich culture, history and vibrant atmosphere of Pula within 50 minutes.
