  • Ground floor: Open plan living/dining room (TV, DVD, CD) with door to side terrace and garden. Kitchen (wood oven, microwave, dishwasher) and door to covered terrace. Shower room. Utility room (washing machine). Central heating throughout the house (payable locally).
  • First floor: Double bedroom with en suite shower room. Double bedroom. Twin bedroom. Bedroom with large single bed, plus one additional bed if required. Bathroom.
  • Outside: Covered and open terraces. Gardens laid mainly to lawn with trees and flowers. Wood oven. Barbecue. Private parking.
  • Private swimming pool (10m x 5m) with Roman steps, surrounded by terrace.

A beautiful, colourful rose garden gives Il Rosaio its lovely name. Bordered by tall laurel hedges and trees, this substantial stone built property sits in spacious grounds laid mainly to lawn with the mature rose trees and bushes creating a pretty picture to the front. Additional colour comes from the pots of hydrangeas lined up along the length of the house.

The pool is situated to one side whilst to the other, a covered terrace abuts the kitchen to provide a shady al fresco eating area. Inside, the living/dining room has many traditional features including exposed stone walls, tiled floor and a wonderful vaulted ceiling, typical of the area. Upstairs, beamed ceilings and wood floors are a backdrop to the comfortable bedrooms.

From a couple of the bedrooms, the view is towards the Etruscan town of Orvieto, dramatically situated atop a butte of volcanic rock, its magnificent cathedral rising proudly above its ancient walls. This fascinating place is only 5km away and offers a wide choice of amenities, restaurants and places to visit. Be sure though to explore a little further afield as, thanks to its location on the borders of three regions, Il Rosaio is an ideal base to visit southern Umbria and Tuscany, and Lazio, including Rome (an hour by train).

 

A small stream runs along the far side of the grounds.
