In Cawsand, with stunning views out to sea over Plymouth Sound from nearly all rooms, an impressive, Grade II listed, four-storey house, standing shoulder-to-shoulder with its neighbours along the lane through the village, all keeping watch over Cawsand Bay. It has been totally transformed from its 19th cent. origins and is now the smartest of seaside homes, made thoroughly modern and comfortable by thoughtful owners as their own family holiday retreat. At the back, an enclosed, walled garden on four levels - a paved courtyard (barbecue, hooks for wetsuit storage etc., hot/cold outdoor shower) with stone steps (gated at top) up to a large deck (sun loungers) above; more steps up to second decked area (table/chairs for 12), from which sloping paths up to the top level and a small, raised, lawned area with covered pergola.

From street, door to hall and two smart ground-floor bedrooms, both with superb sea views (shutters for privacy) – a double (5’ bed, TV) with small step down to en suite bathroom (suite, shower over bath), and a twin; shower-room (suite, step up to cubicle); utility room (washing machine, tumble drier, freezer, sink); door to courtyard/garden. On the first floor, width-of house, open-plan living/dining/kitchen (dishwasher, microwave, electric range-style double oven/5-ring ceramic hob, two fridges) with extendable dining table positioned to enjoy ever-changing views (binoculars provided), woodburner, TV/DVD/PVR, iPod dock, sofas/chairs for 10; snug (TV/DVD/PVR) with further seating for 6 and French windows to deck/garden.

On the second floor (stairgate), three bedrooms – a double (5’ bed, TV) with en suite shower-room (suite) and a twin, both with sea views, and another neat twin; bathroom (suite, shower over bath, double washbasins). On the top floor (stairgate), the big attic master double bedroom (zip-linked 6’ bed or twin, TV) with en suite bathroom (suite, shower over bath) and king-of-the-castle views (binoculars) over the whole bay. Stairgates available.

Loading and unloading outside only; public car park, 400 yards (3 permits provided all year round). Much thought has gone into making this a great place for gatherings and family holidays.

South Cornwall: between the river Tamar and river Fowey and south of Bodmin Moor is inland Cornwall at its most gentle and lovely: deep, wooded valleys (including on Bodmin Moor’s southern edge) between sheep and cattle-grazed fields; tidal creeks (exceptionally pretty Lerryn is on one of them). Most of it is delightfully by-passed by main roads.

On the coast are long sandy beaches (Whitsand Bay), high headlands and sandy coves at the foot of cliffs (Lantic Bay) to walk to, two of Cornwall’s loveliest cove villages (Kingsand, Cawsand) and a classic fishing village (Polperro). From Looe - river-mouth fishing village/resort with sandy beach - you can fish and sail. Round here Daphne du Maurier lived and wrote. A branch line railway chugs pleasantly from Liskeard to Looe. Just to the west is Cornwall's star modern attraction, The Eden Project, worth a once-a-year visit into the future indefinite, and Lanhydrock, a very lovely National Trust house and garden. Beyond them begins the extraordinary and spectacular china clay country, good for a visit (excellent museum). You should go to Cotehele beside the Tamar, too, and Calstock for the 'messing about in boats' activity.

Kingsand and Cawsand: exquisite adjoining fishing villages in an Area of Outstanding Natural Beauty sheltered by a wooded headland; pebble-and-sand beaches, family pubs, cafés, essential shops. Watersports hire in Cawsand. Whitsand Bay, 1 mile; Mount Edgcumbe (800 acres for walking), and seasonal pedestrian ferry to Plymouth (city amenities, theatre, cinema), 2½ miles. Plymouth by car ferry, 8½ miles.
