Nestled in an elevated hillside setting above the charming coastal village of Mikri Mantineia, which can be found in a 5-minute drive, this peaceful location combines mountain serenity with sweeping seascapes. Known for its clear turquoise waters, Blue Flag-awarded beaches, and relaxed tavernas, Mikri Mantineia is a local gem perfect for laid-back beach days and seaside dining.

As the lowest of the three villas, Andreas also benefits from a wonderful setting and a generous layout. Inside, the villa is set across two levels and features an open-plan living and dining area with patio doors directly opening to the terrace, perfect for enjoying morning coffee or sunset drinks with wonderful sea views. The kitchen comes fully equipped to allow you to prepare delightful meals for your family and friends to enjoy. 

The accommodation is ideal for families or groups, offering three bedrooms and a layout that balances shared spaces with privacy. On the ground level, two double bedrooms come with their own ensuite shower rooms and direct access to the terrace, while the third bedroom, a twin, on the lower level, is also served by an en suite modern shower room, with access to a small courtyard terrace. All bedrooms are air conditioned, providing cool comfort during the warmer months.

Outside, Andreas really shines. The infinity-edge private swimming pool appears to merge seamlessly with the sea beyond, while the surrounding sun terrace and shaded dining area create the perfect setting for outdoor living. A barbecue and private parking are also available, ensuring a relaxed and self-sufficient stay.

Just 20km from the lively coastal city of Kalamata, guests can easily explore its long sandy beaches, charming old town, bustling harbourfront, and cultural attractions such as Kalamata Castle and the Archaeological Museum of Messinia. A trip here isn't complete without sampling the world-renowned Kalamata olives and local dishes served in seaside tavernas and stylish cafés.

For those wanting to explore further afield, the scenic coastal village of Kardamyli (30km) offers cobblestone streets, stone-built towers, and dramatic seaside scenery. A range of tavernas and boutique shops await, along with beautiful beaches like Ritsa (28km) and the more secluded Delfinia (35km).

Just beyond Kardamyli lies Stoupa (38km), a lively resort village with two beautiful beaches, Stoupa Beach and Kalogria Beach, which offers shallow, clear waters ideal for swimming and snorkelling. It’s also famously linked to the writer of Zorba the Greek, who found inspiration here. Stoupa is also a great place for walking, dining, and shopping for local produce such as olive oil, honey, and handmade crafts.

Great Things to Do Near Andreas

Enjoy lunch in the square at Kardamlyi

The picturesque village of Kardamlyi is a lovely location to visit for a spot of lunch. Small but traditional, the shaded village square is ideal for enjoying sumptuous delights. Kardamyli is also home to a small beach; just the place to take a refreshing dip before heading further on your adventures. 

Have a beach day at picturesque Kalogria Beach.

Beautiful Kalogria Beach with its sandy shores is a great place to spend the day relaxing. Just off the coast of Kalogria, a round ripple of water can be found. From an underground freshwater spring that is fed from the mountains, this ripple makes the waters tend to be a little cooler than those found around the corner at Stoupa Beach. A small number of tavernas back the beach; perfect for a bite to eat at lunch. 

Visit the Diros Caves

Perhaps one of the most important natural sites in Greece, the Diros Caves are not to be missed. These underground waterways and lakes can be explored by boat with tours lasting around 25 minutes. Guides will inform you through the journey through the caverns and tunnels characterised by stalactites and stalagmites. 

Discover Ancient Sparta

Although a small site, Ancient Sparta is well worth a visit. Take the Acropolis trail which is a loop trail and easily walkable to take in the key sites. The Archaeological Site of the Acropolis of Sparta features the remains of the ancient city including the Roman theatre which was one of the largest in ancient Greece. 

Visit Mystras

An UNESCO World Heritage Site situated close to Sparta, the castle town of Mystras was the second most important town in ancient Greece. This archaeological site is home to well-preserved Byzantine churches, the remains of the Palace and the walls which used to surround the hillside. 

Olive Oil Tasting

Visit one of the many olive vineyards to try a variety of different olive oils produced in the region. Free tours are offered at many on particular days of the week.
