From its elevated perch, the property delivers sweeping panoramas across the Ionian Sea, including views towards Ithaca, all wrapped in the relaxed pace and natural beauty of Kefalonia.

The interior is warm and contemporary, with a light-filled open plan living and dining area (air conditioning, Smart TV, WiFi) that flows through two sets of full-height doors out to the sun soaked terrace. Steps lead up from the living space to the kitchen, which is fully equipped (oven, microwave, dishwasher), and onward to the sleeping quarters which are ideally position at either side of kitchen, plus the utility area (washing machine).

Neutral, earthy tones and contemporary lighting unite to create a calming interior ambience, while large windows and terrace doors frame the sea views and flood the space with natural light.
Outside, Avaton is built for living.
Multiple terrace areas are afforded for you to enjoy the panoramic vista from various viewpoints.  Moving between seating areas, will pass by a sunken seating area with a fire pit, a shaded dining terrace, built in barbecue, an outdoor shower, and private parking, plus the key final ingredient is your inviting, infinity style private pool (8.8m x 3.8m), which you can simple step into.

Location is another strong appeal. Agia Efimia remains wonderfully authentic, a traditional harbour village full of waterfront tavernas, cafés, bakeries, local shops, and a small marina. For sea and sand lovers, Myrtos Beach lies about 7.2 km away, known for its dramatic cliffs, white pebble shore, and brilliant blue waters.
Nearby both Melissani Lake (9 km) and the Drogarati Caves (14 km) are easily accessible for day trips.

Whether your days are spent lazing by the pool, wandering the streets of Agia Efimia in search of local flavours, or venturing further afield to famous Kefalonian attractions, Avaton offers a refined yet relaxed retreat, a place where vistas, comfort, and a sense of place come together beautifully.

Great Things to Do Near Avaton

Experience the adventurous journey of Odysseus

Visit the Odysseus Theme Park based on Homer's unique epic, The Odyssey. Meet the monstrous Cyclops Polyphemus, see up close the sorceress Circe, the enchanted Sirens and the sea monsters Scylla and Charybdis.

Visit Sami's Nautical Museum

The biggest and most historical port in Kefalonia, this museum was opened in 2019 to show Sami's rich naval tradition. There are exhibits of all types of traditional Greek shipbuilding and vessels, and even a 4 metre replica of the Titanic.

Turtle rescue fund

The Kefalonia locals are extremely proud of the fact that the 'caretta caretta' turtles continue to use the lovely beaches in the south of the island to nest their eggs. As one would hope and expect, these beaches are protected and supervised to ensure that the eggs are not disturbed by the invasion of sun umbrellas and beach barbecues. One of these unspoilt beaches is Mounda Beach.

Go diving in the Ionian Sea

Scuba diving clubs in Agia Efimia offer experiences for beginners and experienced divers.

Visit the famous Drogarati Cave

Open only since 1963, this cave is accessed by climbing down 60m of steps, the cave itself is 65m x 45m and keeps very cool even in the hottest months. It is full of stalactites and stalagmites of different colours and is said to have been formed over 100 millions years ago!

Visit the local winery

Robola is a white wine grape variety which is primarily grown on Kefalonia. Learn about the winemaking process by visiting the vineyards and wineries as part of a small group or a private tour. Tastings included.

Zax - a - ro- pla - stio ( pastry shop in other words!)

Visit any Zaxaroplastio for a sweet pastry! This complicated word denotes popular pastry shops that have a large array of tiny, sticky, confections, using filo pastry, nuts, honey, figs and raisins, some cakes ooze chocolate - – naughty but nice….

Snorkelling

The Ionian Sea is one of the cleanest in Europe so get your snorkel and fins ready and head down to the coast.

Hike up to the Monastery of Themata

Located on the slopes of the Agia Dinati mountain, just 9km from Agia Efimia, this is one of the oldest sites in Kefalonia. The hiking path is surrounded by pine forest and offers amazing views across the sea and towards Ithaca.

Head to Fiscardo in the north of the island

Fiscardo has something for everyone - Roman ruins, a pretty harbour, great tavernas, excellent boutiques and delightful bays for an afternoon swim.

Take a boat ride across Melissani Lake

This fascinating lake and cave is one of the most beautiful sites in Kefalonia. When the sunlight enters through the cave's roof the colour of the water is deep blue and as the sun rises becomes bright turquoise. You can even see the bottom which is 30m deep. You cannot swim in the lake but you are taken across it on a boat.

A day at the beach

Myrtos Beach is easily accessible from the villa (via car or private boat) and is probably the most popular beach on the island. It has striking blue water and iconic cliffs. It was used to film scenes from Captain Corelli's Mandolin.

Sample the Greek cuisine

Agia Efimia is one of the best places to sample traditional Greek dishes in one of the several family run restaurants and tavernas.

Take a boat trip to Ithaca

In the harbour of Agia Efimia there are various companies offering day trips to the mystical island of Ithaca just across the water. Excursions often stop off at beaches only accessible by boat and the island's capital Vathy.
